This graph answers the question, "Is it a buyer's market or a seller's market?" From 1999 until 2008, it was a seller's market. The monthly ratio of sold listings - compared to the total number of active listings - was generally above 30%.
Since late 2008, the market has had some dramatic swings. Current market conditions strongly favour the home sellers, due largely to the limited supply of available listings and historically low interest rates.
